Revenue Extends Local Property Tax Filing Deadline to November 12

Revenue has extended the deadline for Local Property Tax (LPT) filings by three days, giving property owners until 5:30 p.m. on Wednesday, 12 November, to submit their updated valuations.

The extension comes after a surge in last-minute activity overwhelmed the tax authority’s helpline earlier today. Revenue said it has seen “strong engagement” from property owners in recent days, with thousands rushing to file their returns before the original deadline.

Homeowners are required to submit updated valuations for their properties to ensure they are placed in the correct tax bracket for the coming years. Revenue reported that approximately 1.4 million properties have been filed so far, with 140,000 submissions received since Wednesday alone.

The high volume of filings has put pressure on the system. Revenue said its helpline continues to experience exceptionally high demand, with around 7,000 calls received daily. This morning, 4,000 callers were unable to get through due to the surge in activity.

In addition to phone queries, Revenue has received about 10,000 pieces of correspondence, including online messages and paper submissions, which are currently being processed.

To avoid delays, the tax authority is urging property owners to file their returns online through the Revenue website at revenue.ie/lpt, or via MyAccount, ROS, or the LPT portal.

When submitting their return, homeowners will be asked to identify the valuation band of their property as of 1 November 2025. Revenue said guidance on how to determine property values is available on its website, including an interactive valuation tool that provides estimated values based on location.

While the filing deadline relates to valuations and declarations, payment is not required at this stage. However, property owners must indicate their preferred payment method. Options include paying the full amount upfront, setting up a monthly direct debit, or arranging deductions from wages, pensions, or social welfare payments.

Revenue reminded customers that the helpline remains open for those who need assistance and can be reached at 01 738 3626. However, it encouraged taxpayers to use online channels where possible to avoid long waiting times.

The Local Property Tax, first introduced in 2013, is based on the market value of residential properties. Regular valuation updates help ensure that property owners contribute fairly according to current property prices.

Revenue said it appreciates the cooperation shown by the public so far and expects continued high engagement in the coming days as the extended deadline approaches.
